The Challenge
Seattle homes often feature incredible historic character, but their original floor plans can feel compartmentalized and disconnected from how families live today. For this project, the homeowners came to us with two main frustrations: a cramped, isolated kitchen that made entertaining difficult, and a primary bathroom that felt purely utilitarian. They wanted a complete transformation that felt elevated and refined, yet warm and inviting for daily life.

Opening Up the Heart of the Home
The vision for the kitchen required structural changes. Our team handled the architectural drafting and navigated the Seattle Department of Construction and Inspections (SDCI) permitting process to safely remove a load-bearing partition wall, creating a seamless, open-concept layout.

With the structural framing secured, we built out a kitchen designed for both performance and gathering. The space is anchored by an expansive island with durable quartz countertops, complemented by a polished porcelain backsplash that reflects the natural light. To ensure long-lasting quality, we sourced professional-grade Moen fixtures through Ferguson, completely avoiding standard retail-grade alternatives.

Creating a Spa-Like Retreat
For the bathroom, the goal was to design a space where the homeowners could actually decompress. We completely gutted the original footprint to build a spacious, accessible curbless shower, fully enclosed with a custom glass door.

We anchored the room with a beautiful custom vanity designed specifically for this space, offering ample storage without compromising the clean, modern aesthetic. Knowing the chill of Seattle mornings, we installed radiant heated floors beneath the custom tilework—a subtle touch that drastically elevates the comfort of the room. We finished the space with high-end Kohler fixtures, ensuring that every handle and valve feels substantial and expertly crafted.

From the initial design phases to the final project inspections, our crew managed every detail. The finished home perfectly captures a premium but approachable aesthetic—delivering the high-quality craftsmanship of a luxury build while remaining entirely comfortable and functional for everyday living.
